Start of construction on Gregorygasse in Vienna

01.05.2023

In the 23rd district of the city of Vienna, renovation measures and roof extensions have begun on five apartment blocks. This will result in 44 new attic apartments with 2,380 m² of additional living space. Timbatec accompanied the refurbishment project through all planning phases.

Already in the 17th century, the Protestant Erlaa was confiscated and sold to private individuals. Under Georg Prince Adam von Starhemberg, owner since 1765, the union with Atzgersdorf took place as well as the extension of the Erlaa castle. The construction of the Schlossallee to Vienna, which today is called Gregorygasse, also falls into the period of Starhemberg's landlordship. This is where the apartment blocks of Wiener Wohnen are located on a plot of land that converges to a point.

In the course of the renovations, the facades will be insulated, the windows and apartment entrance doors replaced, and electrical and district heating lines in the stairwell and basement renovated.

The attic conversion will be carried out in the form of a wooden modular construction. Wood has very good thermal insulation properties. The prefabrication leads to a shortening of the construction time and thus to a lower burden for the tenants. In addition, the work in the factory hall is independent of wind and rain on the construction site. This results in a short erection time on the construction site and roof sealing can also be carried out quickly. The wooden construction method is also expressed in the design of the facade and the elevator areas.

Wood not only provides a greater sense of well-being, it also has a major impact on health. Wiener Wohnen builds on sustainability and innovative construction and it is important to us to use ecological and sustainable building materials. All these renovation measures provide more comfort and safety for all tenants - existing and new.
